The Baxter House has been a landmark in Roscoe for over a century. Built in the 1880's as a homestead, the Baxter House was eventually converted to a Bed and Breakfast to lodge the ever increasing amount of sportsmen who visit the
Catskill area.
Since Michele and I purchased the Baxter House 10 years ago we have established
Baxter House as a Fly Fishing Destination for the Catskill and Upper Delaware
rivers. We offer Country Style Lodging, a
Professional Guide Staff and a Full Service Fly Shop that features one of the
Catskills finest selection of local fly patterns.
The exterior of the Baxter House today appears just as it did when it was built. The interior, while maintaining the nostalgia of yesteryear, has been pleasantly renovated to include
6 guest rooms each with private
baths, as well as an efficiency apartment with 2 guest rooms and one shared
bath.
Today's Baxter House is truly a destination for visiting Fly Fishermen, each year attracting guests from all over the world. Baxter House is the only place in the Roscoe area where you can find Lodging, a full Service Fly Shop and an Outfitters Service in one location.

The Baxter House has 6 -- private guest rooms along with an efficiency apartment. All rooms have Direct TV, Wireless Internet and Air Conditioning.
Our Country Style Lodge provides our guests with all the comforts of home. Whether sitting on our front porches or relaxing in our living room, we encourage our guests to treat our lodge as their
"Home Away from Home."
The Lodge's fully equipped kitchen and dining area have full tableware for your use. Our guests regularly prepare meals during their stay.
The Baxter House also has an Outdoor Barbecue Area! This area is for all guests to use at any time of day!

Room # 1 - "The Blue Room"
Queen-Size Bed with Private Bath , Cable Television & Air Conditioning. Pleasantly decorated with antiques and shades of blue. A nice retreat after a long days fishing.

Room # 2 - "The Mountain View Room"
Queen-Size Bed with Private Bath, Cable Television & Air Conditioning. Called the Mountain View because of the view of the steep rock outcroppings rising behind the lodge. The soft earth tone decor make the Mountain View Room Room a quiet retreat at night.

Room # 3 - "The Two Headed Trout Room"
2 Twin Beds, Private Bath, Cable Television & Air Conditioning. Perfect for yourself or bring a friend.

Room # 4 - "The Angler's Den"
3 Twin Beds with Private Bath, Cable Television & Air-Conditioning. The art and decor of this room will totally immerse you in the fly fishing history of the Beaverkill Valley.

Room # 5 - "Bunk Room"
2 Twin Beds, Shared Bathroom. An economical retreat at day's end for 2 people after a long day on the River.

Room # 6 - "The Angler's Retreat"
1 Queen-size Bed with 1 Twin Bed; Shared Bathroom. This spacious room is vibrantly decorated with angling art. Pleasant room for a family or by yourself. This room opens to a blue-stoned patio for private enjoyment.
*All guest rooms are comfortably stocked with extra towels,
linens and pillows.
Lodge Rates
Rates range from $65.00 - $125.00 per night. Rates are subject to change based on availability. Weekend stays are subject to a 2-night minimum. (Certain Holiday weekends may require a 3 night stay.)

VACATION RENTALS.
6 Bedroom, 5 Bath Country Home - During July and August Baxter House is available for rent by the week. Baxter House is perfect for groups or large families (sleeps 14 adults). This home has 6 bedrooms equipped with Air Conditioning, Direct TV, Wireless Internet and Private Baths. Living Room Dining Room and completely Stocked Kitchen with Tableware. Large front Porches and Barbecue area.
Rentals are Saturday to Saturday, Weekly Rental $1600.00

Our Policies
Deposits - A 50% deposit is required at the time of reservation. Reservations are not held or confirmed until a deposit is received. Deposits may be paid by cash, money order, check or credit card.
A 50% deposit is required on all guided trips and destination packages. Deposits are not transferable.
Cancellations and refunds - Due to the seasonal nature of our business, deposits on Lodging and Guided trips are non refundable. In the event that you are unable to keep your reservation we will gladly reschedule you to another available date in the same calendar year.
Minimum Stays - There is a 2 night minimum stay on weekends during May and June. There is a 3 night minimum on Memorial Day, July 4th and Labor Day. There is also a 2 night minimum on certain weekends during July and August.
Check In / Check Out - Check in time is after 2:00pm. Room availability is not promised before that time. Check Out time is no later than 11:00am.
NY State sales tax, County Room Tax and Gratuities are not included in rates.
